Building Condition Assessments
Exterior Rehabilitation Project
Tee Off Estates recently completed a comprehensive exterior rehabilitation project designed to extend the life of the community's buildings, improve durability, and protect the Association's long-term investment. The project included replacement of roofing systems, gutters and downspouts, siding, trim, windows, selected exterior doors, elevated entry landings, and exterior painting, along with attic, electrical, flashing, and hardscape improvements across 33 residential buildings and the clubhouse.
PONO Building Consultants served as the Association's consultant throughout the project, providing the Scope of Repair, construction details, specifications, and project manual. During construction, PONO performed ongoing field observations, reviewed project progress, documented findings through field reports and punch lists, and worked closely with the contractor and Association to help ensure the work was completed in accordance with project requirements, industry standards, and manufacturer guidelines.
This project is an excellent example of how proactive planning, professional oversight, and collaboration can successfully revitalize aging buildings while preserving and enhancing community assets for years to come.
Community-Wide Plumbing Repipe Project
PONO Building Consultants was retained to assess the condition of an aging plumbing system serving a multi-building condominium community and develop a comprehensive rehabilitation strategy. Our work included pipe sampling, drain line camera inspections, attic and crawlspace evaluations, owner surveys, and detailed investigations of the existing domestic water distribution system.
Based on our findings, PONO developed the project scope for a community-wide repipe program, including replacement of the galvanized water supply piping and associated repairs required to access and restore affected building areas. We worked closely with the Board and management team to establish project priorities, support contractor bidding, and provide guidance on project planning, budgeting, and implementation.
This project demonstrates PONO's ability to help communities proactively address aging infrastructure, reduce the risk of costly water losses, and navigate complex capital improvement projects with confidence and clarity.
Community-Wide Roofing & Attic Rehabilitation Project
PONO Building Consultants was retained to evaluate the condition of the roofing systems, attic ventilation, and associated components throughout a 202-unit, 44-building townhome community. Following a comprehensive assessment of the roofs, attic spaces, ventilation systems, gutters, and related building envelope components, PONO developed a detailed rehabilitation strategy to address aging materials, improve long-term performance, and reduce the risk of future moisture-related issues.
PONO prepared the Scope of Repair and construction specifications for a community-wide roofing project that included roof replacement, ventilation improvements, attic remediation, gutter and downspout replacement, flashing upgrades, skylight replacement, and targeted repairs to supporting building components. The project scope was designed to improve weather protection, enhance attic ventilation, and extend the service life of the community's building envelope systems.
Throughout the planning and bidding process, PONO worked closely with the Board and management team to develop contractor bid packages, establish project requirements, coordinate bidding activities, and provide technical guidance. This project highlights PONO's expertise in managing large-scale roofing and building envelope rehabilitation projects while helping communities make informed decisions regarding scope, budget, quality, and long-term asset protection.
Exterior Envelope Rehabilitation
PONO Building Consultants was retained to evaluate the condition of the exterior building envelope at Scholls Creek Condominiums, a 74-unit community consisting of 19 residential buildings in Beaverton, Oregon. Following a comprehensive assessment of the siding, trim, windows, doors, flashings, roofing interfaces, and drainage systems, PONO developed a detailed rehabilitation strategy to address age-related deterioration, improve water management, and extend the service life of the community's exterior components.
PONO prepared the Scope of Repair and construction specifications for a community-wide rehabilitation project that included targeted siding and trim replacement, installation of new windows and sliding glass doors, flashing improvements, drainage enhancements, exterior painting, and related building envelope repairs. The project was designed to improve weather resistance, reduce maintenance demands, and enhance the long-term performance of the community's buildings.
Throughout project planning and contractor procurement, PONO provided technical guidance, developed bid documents, established quality control requirements, and created detailed construction specifications to support a successful rehabilitation effort.
