Low slope roofing is a challenge to maintain if not designed correctly for the building it is installed on. The 32 unit HOA client elected to have Pono redesign their aging and damaged system. Improvements will include proper sloping under the roofing system, new 60 mil single ply membrane, and properly integrated perimeter flashings and scupper drainage. Pono will be providing additional project management, QA/QC documentation, pay app approvals, and final project sign off.

Repairs to this mid-rise HOA include new code compliant glass railing systems, new pedestrian traffic coating systems at podium slab and framed decks/walkways, improved dynamic sealant joints around windows, and new paint. This community has been waiting 5+ years for these repairs, and we couldn’t be more proud of our team at Pono for helping get this project re-energized and underway.

Did you know the average lifespan of 30yr composition roof shingles is only 15-17yrs in the PNW, best case scenario? This 27 building, 102 unit HOA association, built in 2002, had been doing costly patchwork repairs to the roofing system over the last 10 years. Pono was tasked to investigate all roof areas and attics, create a standardized scope of repair, and put the scope out to qualified, HOA insured roofing contractors. We then assisted the HOA with bid comparisons and contractor selection. These roof and attics will be getting a new lease on life starting in August 2020.

Pono serves Coastal clients in Oregon and SW Washington. We have provided roofing investigations for this 6 building, 37 unit townhome community. We will be providing a suggested scope of repair, bid assistance, and owners representative services to get this HOA community a new roofing system to help better withstand the Coast’s unique climate.

This 31 unit HOA association found themselves looking for the right repairs to their front porch and rear deck assemblies. Our team provided CDC compliant on site inspection of these areas, and will be providing a standardized scope of repair, bidding assistance with the contractors, and project oversight/management.

This phase 1 of 2 consists of 21 buildings with 70 units. The high roof areas make this a challenging job. Pono has provided a scope of repair, waterproofing roof details, and project oversight/management for our client. Combining good old fashioned “boots on the roof” inspections along with thorough drone documentation ensures our clients understand all areas of repair and can see every last roof area and detail.
